There are two lots of land coming up for auction on the 2nd October very close to me, it will show what small plots of land around this area are fetching. They are both valued around the 20k an acre. http://www.wrightman...ng-auctions.asp
It will be interesting to see if in todays current financial market if land is still going up in price!!

A recent valuation in this area (North Cornwall) showed that land which had been offered at £8,000 per acre 3 years ago is now valued at £12,000 per acre!

The whole point is that it depends on what part of Cheshire --- if it was near High Legh, Prestbury, Hale or Alderley Edge where the Manchester United WAGS live it would be cheap at double that price..... If it was Macclesfield the less.

We have seen masses of difference, in prices whilst searching, from mid wales down to cornwall, the average price has been about 9k an acre, Wales offered more properties with barns, but the south west threw up more bare land lots…. Devon is showing on average about 10k per acre, this obviously depends on flat or sloping ground, also area, as well as soil grade ..

Regarding the price ---- If the land was edging High Legh, Prestbury, Alderley Edge or Hale Barns it would be exceptionally cheap because of brushing shoulders with the footballers WAGS whereas near Macclesfield it would of course be worth less.

Shepie - if you read Decisions made by someone from the Planning Inspectorate - they usually say something about ceasing using the land for residential use. We have always been under the impression that the ruling was to do with the land and not the owner/occupier.
