Me and the missus are planning to buy a plot of land, mainly woodland, from which we hope to farm and sell certain products to make a profit. We plan to follow the guidelines in the Field to Farm book and make enough profit in 3 years that we can build a dwelling in which to live. However, we also plan to build a workshop/studio from which one of us will be running a separate, non-agricultural, business.

Does anyone have any experience of setting up a non-agricultural but also non-residential building on a plot of land? (are the planners more lenient towards non-residential structures?)

Thanks

As a rule of thumb.  They will not be inclined in your direction.  Is there no way of interpreting your workshop to be agricultural?.   We have a small workshop  (26x15)   and we call it a 'tool store'.  It certainly has tools in it.
