Good morning. I have found a perfect spot in the area im looking at. Its not in the greenbelt which is rare for us up north. Its 4.65 acres and well within our price range. There is masses of land in the area and the farmer down the lane has some for rent so can make up the 12.5. Its has water connected and good access off a road. The problem is it already has a barn built which is in good condition. Can i get round this or is it no good. Thanks

There are many acceptable reasons to site a mobile within the GPDO and a working enterprise.A piece of land with a barn or existing buildings stands more chance of getting a dwelling.Its already there you are not going to have the battle with neighbours and Lpa about construction.you will need considerably more land to make you business plan more feasable altho there are some cracking 3 year temp apps on small pieces of land there is a thread somewhere about a 3 acre poultry farm that got it.If you buy a suitable piece have a great business plan covering financial and most important functional.put a mobile on it move on wait till challenged or request a pre application meeting to highlight your enterprise then put a temp dwelling app 12 months later they will not enforce on you if they know you are going to put an app in. you can gain an extre 12 or 24 months with pre app discussions

Hi Owl,
Have you looked at the new planning policy that allows all sorts of changes of use of agricutural buildings,they are at the moment hopefully going to add residential to it.I am waiting for this as i have a building that I want to turn into a house.The building has to be under 150 sq metres.
Worth a look.

The new planning policy is the NPPF and there is more than topic about it.
You could always put in a pd for more buildings such as a polytunnel; a lockable shed for your tractor and other equipment plus trackways and hardstandings. How big is the barn and when was it completed?
