Can someone explain what this notice is all about please, its a B13 notice of an application to register easements or other rights. It is from the water company, should i consent?

Is there any mention of a 'pipe' or something similar in your deeds? Your solicitor's pre-contract enquiries should have revealed any if there were any. Does the application detail what easements and/or rights they wish to register? Alternatively, is the water company asking you for permission to lay a pipe under your land and if so are they offering you money to so do?

Without further information, it is a bit difficult for anyone to give you accurate advice.

It says that the application is not linked to any works or other activity and that it is part of a series of applications aimed at improving and updating water company records.

Our immediate reaction to that is to avoid signing or agreeing to anything that would give a third party the right to dig up areas of our land.

You need to contact them and request a detailed report of their intentions so you can run it by your solicitor untill then you can not give your response as you are not aware of their future intentions bla bla
