We say this because we sent the attachment to our vendors and they were able to amend it to include their answers!
Sodbuster has been the first recipient of this excellent attachment and he seems quite pleased with what we have sent him about purchasing bare land without any buildings. However we do also have other enquiries available depending on your circumstances.
Please note that these enquiries we provide are in a format with which additional questions can easily be inserted and that once sent to the Vendor he will easily be able to insert his answers.
There are many other things we can help you with including Partnership Agreements and even Tenancy Agreements. These have all been designed with agriculture in mind.
Please note that client confidentiality means that we cannot reveal the source of these items but suffice it to say that we were in the financial and/or legal professions before retiring.

At the end of September 2013 I got the pre-contract question list from Cornish Gems and can thoroughly recommend it!
I made offers on several pieces of land all over the West of Britain and - eventually - got 16 acres in Pembrokeshire! It was a very frustrating hunt, but I ended up getting more land than I was looking for, for less money than I expected to pay, and by far the best I had looked at in the whole of last year! So I'm very pleased. :-)
Somewhat surprised that my offer was accepted when the agent phoned on a Friday afternoon, I was asked for my solicitors name and number. Put on the spot, I gave him my solicitors details from home. I had intended finding a solicitor used to agricultural land sales in the area I was buying in, wherever that happened to be. 'My' solicitor was, frankly, naive and used to urban house sales only. I sent her Cornish Gems questionnaire and things massively improved!
We looked like we know what we are talking about and the vendors were impressed, too. It asked all the right questions, covers your backside, and gives you total confidence you know everything relevant about the land up to the point you buy it.
Sadly, I may disappoint them with my lambing skills in future years, but that is a bridge yet to be crossed.
