Michelle,

AMW does not really apply in our case as we are a smallholder and we multi task. AMW is generally based on a persons qualifications and the duties they have to perform, as there is a substantial difference between a Grade 2 worker at £6.58 and as Grade 6 at £8.88 per hour. The following link gives you these figures Agricultural Minimum Wage .

Although these do not necessarily apply when applying for a dwelling as the LPA will look at how much income you will need to cover things like mortgage etc and it has been found that not all LPA's work to the same figures. So to be honest it is pot luck.

Basically you need to show that you can cover your personal needs and still have the monies available to run your holding and build your house, should that be your intention.

Thus you will require a very astude accountant who can build you a realistic business plan.

Hi - we were interested to note in Mention of Agricultural Minimumm Wage link Para 3 on Page 7, states the following:-

Quote "3. Does the proposed enterprise have the prospect of generating a profit (equal to the minimum annual agricultural wage and return on capital invested) within three years?
Yes, See the attached Business Plan: A projected gross margin of £41,251 is achievable in the third year of development. After deducting annual overhead costs of £8,515 and annual marketing costs of £4,800 a margin of £27,737 is expected.
This figure is more than equivalent to an agricultural worker on a management grade 6 wage of £17,992. (“See Agricultural Budgeting and Costing Book “ May 2011 page 297)"End Quote

We think that the sentence, "This figure is more than equivalent to an agricultural worker on a management grade 6 wage of £17,992. (“See Agricultural Budgeting and Costing Book “ May 2011 page 297)" is highly informative.
