Where do I start!!! 4 horses in Derbyshire

This has probably been ask several times before, so apologises in advance!

I am in the process of purchasing 8.6 acres of land (Derbyshire) with a view to keeping our 4 horses on it.

The land has an existing 75' x 30' agricultural barn, and water on site.

I understand from someone I know that the first thing I need to do is apply for change of use to equestrian, I guess i will need planning to use the barn to stable the horses!
Will I need planning to put in driveways etc?

I have been advised to contact my local planning officer who will be happy to meet me at the location and discuss, however do I need to keep quiet about plans to live on the site?

I am considering several options, with regards to earning a living from the land, and being able to gain planning to live in a log cabin on site, therefore would like your thoughts/idea's please!

Small caravan park, considering purchasing a couple of statics and having a few other touring pitches. Land is near several tourist attractions including a Centre Parc with a view to them being able to use the Spa.

I understand from someone that if I register the land as a stud farm, and keep a stallion on site then:-

a) I would not have to pay for rates on the stables
B) I could get planning because it is a stud
Can anyone confirm that this is accurate?

Also we are considering offering holiday breaks for people who could bring their horse and use equestrian facilities

Hi MoS,

This forum doesn't really operate into the bounds of equestrian setups, but from a few folk who have passed this way and imparted info, you will have to have very special reasons to live on your land as an equestrian centre. It is possible, we have seen some achieve living on their equestrian ranch, but it is a specialist sector of planning.

Hi,

I am in the same position as you i have 3 acres for use with my horses. I have put a small caravan on my place which has been there now for about 3 years and no complaints form either of my neibours but it is a tourer so could be removed quickly but i do not live at my yard just use my caravan for rest food and toilet as we are doing the place up which is the barn and 5 stables and field shelter. I have bought the field to farm book and read some bits and horses/equestrian does not give you the right to live on the land you will need to show a reason to be there 24/7 as my neibour below me says he has approx 300-400 chickens which is wayout i reakon he's got about 30-40 obviously he has not had anyone visit his site but he has got planning permission as he sells his eggs and makes money from them so showing a business he also has sheep,ducks,and horses and is classed as agricultural and his plans were for a workers log cabin which had temporary planning for 3 years but has now been on there for 5 years. I haven't applied to live on site yet as i don't have any other excuse apart from 2 ponies and 1 horse on there so not an excuse to live there unfortunatly but am thinking of someway of doing it eventually think it stops me as i don't want to be disappointed in the answer NO :-( so all i will say to you is good luck and let me know how you get on my excuse as i have read in the book for my caravan is we need it on the yard for a place of rest while doing the place up which i believe is health and safety so go get yourself a cheap touring caravan that can be removed quickly mine was only £200 old but great with everything working heating, cooker, fridge,oven etc and am now looking for a bigger one as its only 14ft long and i want a bigger 1 now would love a static but am pushing my luck and it can not be removed quickly sadly.
