English Woodland Grant Scheme

Hi there

I wondered if anyone has encountered land for sale that already has a English Woodland Grant Scheme EWGS in place and whether that has effected their decision to buy or not.  Without drawing too much attention at this stage I have tried to learn more about the scheme which on this plot is basically the planting of a new decidious wood (Completed 2 years ago) and leaving a further few acres as paddock. Will Defra's or the Forrestry Commision's 15 year scheme involvement help or hinder this land's potential particually from a planning prospective.

Hi the ewg would have no effect on planning on the paddock area, and the woodland will count as part of the 5 hectares you would need for the permitted development

Hi Dave and thank you for your rapid and encouraging response.

As with every plot we are looking at there and pros and cons and trying to tick all the guide boxes that you list in your book is proving a tad challenging. I suppose primarily it is a case of priorities dependant on which business we decide to run from the land and perservering until the main criterias are met.

The plot I mentioned above is 23 acres of which 3.5 is mature woodland, 14 acres of newly planted whips and 5.5 acres of gently sloping paddock. It is down a single track lane 3km from the nearest B road. There is also a large camp site 4km away.
The current owner has already placed a 12m x 6m barn on the edge of the new woodland whips but the planting is almost right up to the barn on three sides and some of these would have to be removed and replanted if we were to place a mobile close to the barn where we would bring the facilities in. I am hoping the EWGS will allow this. The alternative might be to level some of the paddock and place the mobile there and follow the off grid route which I would personally prefer.

As a horticultralist and self emploed land scaper ideally I would like to use the plot for growing shrubs and cash crops and even establish a small drop in nursery. As I am typing this I can see that the location could be against us ??? or certainly until we are established and this venture alone will not fulfill the functional requirements required for PP.

I think we need to go back to the book and have a re-think before we discount or commit to this plot further.
