Buying land classed as flood plain?

Hi, we have just recieved back the search documentation for a piece of land that we were about to buy, but the only thing wrong with the otherwise perfect piece of land is that part of it is deemed a "Fluvial flood plain" on the plan it shows roughly 1/3 flooding from a small water course classed as "Extreme" the land is flat also.

My own thoughts are that it's not worth persuing any further as I would presume that this would cause a lot of hassle further down the line, but I would like to hear from others more knowledgeable than me. Thanks

Hi Mr Newby and welcome :)

I think in the first instance I would consider my business risk regarding potential flooding damage. It may be a piece of land that flooded once thirty years ago but has had remedial water course owrk done since then and in practice, no longer floods (though with the weather, no one cn predict 'tomorrows' conditions). I would be hesitant and unless comfortably well off financially to endure any such loss, would find a better spot.

As to future planning issues, if only part of the land is within the flood plain, then the part that is out side oof that, should pose no further planning issues. Of course, planners would likely try to use the potential flooding risk as an excuse to prevent you from carrying out your plans but then its a case of using their 'lines' as evidence.

On the whole, I would look for a site without such issues but I do appreciate it is probably a bit more affordable in the first instance. Just be aware any insurance premiums for buildings will be much higher.
