buying land by sealed bid & do i need to do any searches?

Hi My husband and i have found a small parcel of land close to us that we are interested in purchasing.

It only came on the market in the last week and is asking for best & final offers by 1st june. Hopefully this means they are in a hurry to sell as we are cash buyers and I hope that puts us in a stronger position.

 

Can anybody give me any advice on writing our bid?

 

also do I need to do any searches on land? when we bought our house we had a survey and to be honest it didn't seem worth the money. is there some search or other that id be a fool not to do?

 

also the land has some fir tree type trees planted recently in some areas- assuming (and I will chk) that there are no preservation orders can you cut down your own trees as you wish?

There will be a section for you to state cash buyer
Don't hand it in until the last possible moment as agents are scamsters
We tried it once and they had already done a deal with someone that they would equal the best bid and win
anyway !!!
Isn't there a pack already put together with info ? Ask agent
Fir trees maybe in a scheme that you will have to stick too for years so check it out too

As for price it's worth what you are willing to pay , what have the other local bits made ????
