We want to apply to build a barn but there is already a lambing shed on the land which was erected without any permissions which we want to keep. Should we include on our plan as part of the square meterage we are applying for?

Can I include shed already built in planning applicaton?

If its more than a couple of years old, you don't have to worry about it.
Just make sure that any new building is fully justified in terms of use and square footage.

In your shoes, we would not worry about it and definitely not mention it to the council. Did you erect the shed or was it already there when you acquired the land?
