It seems that bits of planning law have a habit of superseding other bits.
In the devolved land of Wales we have what at first appears an enlightened planning policy based on TAN6

It basically rehashes the implications of existing planning that the FTF route highlights and titles it "Rural Enterprise Dwelling." Would I be right in thinking that it therefore supersedes it? I am particularly concerned about 4.6.1b " clear evidence that the new enterprise needs to be established at the proposed location and that it cannot be accommodated at another suitable site where a dwelling is likely to be available;"
But TAN 6 goes on to apply the "One Planet Development" principles to land of 2.4Ha aiming to reduce this to 1.88 Ha over time.
Which seems to demand an ascent of a mountain of bureaucracy that would give vertigo to the most ardent planning amature. Although the fabulous folk at Lammas http://lammas.org.uk/ are boldly going where there is no map, and facing the challenge of making such small acreages generate sufficient return.
We are in the process of purchasing 14 acres of lovely Pembrokeshire, which is typically steep for 6 acres, typically boggy for 5 acres and delightfully wooded for 3 acres. As an amateur naturalist I can see that the woodland and bog is buzzing with biodiversity to the extent that I wouldn't be able to bring myself to farm and deforest it with the intensity required to pass the financial test. Which leaves us with 6 acres to try to scratch a living off.
I am wondering whether we could designate the bog and woodland as a nature reserve with an appropriate minimal management plan to protect and enhance its value to wildlife and put on the crampons to ascend a One planet development application on the rest of the land.
Can anyone guide me? Or have experience of the Rural enterprise dwelling route?
