We have a drainage ditch on the boundary of our land, the ditch is half the width of a canal which could comfortably accommodate a narrow boat we also have a lake that could be enlarged to hold a boat.Has anyone got any experience of this approach ? and can you see any likely objections and pitfalls.we could easily make sure the water flow is not impeded .

Congratulations on such a damn fine idea. Sadly, I suspect there may be some small-print somewhere or other to prevent you living on it. I hope not, and good luck with your quest to find an answer.

Sounds a good idea! I wonder if BW would still want their licence fee?

Hi,

From my reading on this subject recently - yes it is a change of use, because the water is above 'land'.

The fact there is water on the land is not important (unfortunately).

Not to say it isnt possible, but see page P.16

Cheers
