My situation- I have been left just over 3 acres of land and also a percentage in a family share of 40 acres of land that is rated as an area of SSI.

The 3 acres has electric, water, a stable block, and a steel framed barn about 20ft x 40ft. This is the site I intend to build my home following the F2F plan.

Now I don't own the 40 acre site but do own the 3 acre site. For the purposes of F2F does this matter? Will i have to 'prove' ownership etc?Do both parcels of land need the same holding number? Will I need to show deeds etc? The land is 4.3 miles apart by road. Closer as the crow flies. As you might tell I am a bit green but I have a feeling this is rapidly about to change!!

Now, all of the buildings are in a serious state of disrepair, and the steel barn is placed where I would like to put the barn as recommended in F2F. For the shower block and toilets etc....

Advice please; in people's opinion, would I be better off just applying to build the big barn (as in f2f) on the site of the existing (smaller) steel framed barn using the PD notice OR should I apply to have the original altered/ extended? I should also say that ideally I would like to build the barn in natural stone and brick rather than a modern steel looking type. I can do this myself and it may take some time ;-) I will also be applying for a relatively small poly tunnel for crops etc

You comments and advice is most welcome and appreciated.

SSSI might make it difficult.  What is the share in the 40 acres? Is it a % of the return of the use of the land? 

 

I think you have to show that you have the use of land to make up the 12acres, hopefully simple enough if family will help, just get a tenancy drawn up for I think at least seven years. 

 

From what i've read the distance has to be less than five miles apart.  Not sure about holding numbers, again  i've read various things, maybe a call to animal health would help on that one, they're usually very helpful.

 

 Can you, ahem, rebuild the dilapidated barn in a nice local  stone, roughly the size you'd like any future house to be?  You can apply for another barn in two years time (providing you have enough land) 

Polytunnels vary county by county, some need pp some don't.

 

Once again, these are just my "I thinks", wait till some of the clever ones (who would like to shoot the likes of me) come along and they'll be able to give you more help, I know they are busy people, and I'm always sorry to stick my bit in first but I also don't like new people coming to the forum and not getting a reply for a day or two.  maybe i should just say hello!

Just a guess but not 100% sure but surely this is like crofting or grassing rights, in Scotland if you have a croft you nearly always have crofting rights to the neighbouring public land you do not own it but you have a % right to the amount of animals you are allowed include the total acreage in your holding under your CPH number. The same applies to the rights granted to moorland farmers on Dartmoor etc

 

So the way I see  it is your % of the family land iis part of your holding and you can declare the total 40 acres as part of your holding.

 

This is just my view on the subject.

If the land you are proposing putting the barn on is in a triple SI you will be up against difficulties including consultation from English Nature and Natural England who would no doubt insist in various surveys assesements being done.If it is outside the SSSI you must use this to your advantage in your business plan including words like traditional sustainable ecological etc etc.Dont get caught up in asking or supply info about how much land you have just be able to give a suitable response if asked,you might not be there are plenty of cases of people getting permission on small parcels.As mentioned if you have grazing or commoners rights make full use of the area available to you even if its only hyperthetical at this stage,its another great point to focus on with ref to the NPPF You are preserving the landscape and heritage and putting back a traditional farmstead in an area where there has always been small communnities.Having said that think about what you goals are and what you want there it is unlikely you will be looked at favourably if you want to put poly tunnels up in an area where they are not usualy found

If you are getting grants for the SSSI highlight this as you are already practicing ecological farming practices Dont believe its anyones intention to shoot anyone down this is a forum for debate and views,anyone wishing to suceed at this will need lots of views and be prepaired to challenge others :D

Thanks so much for your thoughts and advice Turkey, Yorkipud, Tim- beastie and groundhog. It really is much appreciated. The 3 acres is not in an area of ssi. The 40 acres are. I would only be using the 40 acres for grazing and to meet the 12 acre rule in f2f. I would want a small p tunnel just for growing our own produce on a small scale and maybe sell some. Having read your thoughts I think I'll apply to rebuild the steel barn where it is in natural local stone. Thank you
