The phrase, 'The land is sold subject to and with the benefit of all rights of way, wayleaves and easements that may exist' is a standard one relating to most land transactions and is inserted just in case. If the right questions have been asked, you should have been informed of any that are known to be in existence and the chances of there being any that are not already known are extremely rare.

Note the giveaway word 'benefit'... I think that means it is to your benefit so in theory there should be no problem. As I understand it, if a utility company has equipment, be it pipe, pylon or whatever, crossing or situate on your land, you are entitled to 'ground rent'.

No doubt someone will come along and correct me but I am sure that used to be the case!

The main problem with these is, the pipework may not be buried as deep as recommended (min 2ft) or you may wish to site your buildings just where the cables cross overhead.
