i have half an acre in cambridgshire i am looking to sell as i have got married and things.
i can prove that i have been their over ten years with proof from a serving barrister and other documentation, i have not been served with any orders just the odd letter to say they MAY take action to remove me, their is a gas centraly heated, double unit on their with mains electricity, water is harvested from the roof. the last visit i had was about two years ago and i visualy proved that i need to stay on the land for a small agricultural buiseness for health and safety reasons. i pay council tax and i am also registered on the electorial roll as living their. the land also has its own gated road access. they have just put main sewage in which is connectanle, this could be the opportunity for some one to put their fingers up to the sytem. sensible offers please. and maybe a kind surveyer may value it for me.

As you have proof of being resident on the land for over 10 years why don't you apply for a certificate of lawfulness. This would I imagine add a lot of value for a purchaser removing any element of speculation on their part and would also make it easier to get an accurate valuation. You will also surely be able to sell for a much higher price if the residence is legalised giving you more money to move ahead with your new life.
