We have an option to buy a field (4 acres). We have further options to rent additional land to take us up to the minimum 12 acres if required. Currently access is via another field but for our project to be viable we need to block off that gate and establish a separate access off a main A class trunk road.
We have been advised by neighbours that we should just go ahead and put in the gate, but I'm a bit nervous of doing this and creating future problems with a) The Roads Department and
The LPA. The logic behind this is that if there is an existing access off the main road before we make contact with the authorities then we will stand a better chance of gaining planning permission. But I'm not sure of the legal issues here. In our favour, there are numerous access points to other fields and properties off the same main road (many on bends in the road with poorer sight-lines than our proposed access).On a more general note, we are still deciding whether to go down the full planning permission route or to adopt the "Field to Farm" 28 day notice approach. Either way I suspect the access issue may have to be treated as a separate application as without this the entire project is a non starter.
