Just a quick post to let everyone know that there is always a way around everything and I believe that everything will get even better in April.

The reason I say this? Well this year we thought we had lost everything when we lost our 3 day Inquiry. The Inspector dismissed everything we had appealed for. Devastating - however, the point I wish to make is just don't give up.

What we did was take everything in the decision letter and turn it around - meaning that if you address what is in that letter, you drive the LPA into a corner where they have fewer and fewer options to refuse applications. For us it has been successful and we have just got permission by default (permitted developement) for a new 465 sq m barn with solar panels.

It does not mean that our problems are over and quite honestly the Council have been unbelievable in how terribly they have behaved (more on that later), BUT we now have a new barn and we also have 2 mobile homes on site (Field to Farm to thank for that knowledge) and there is nothing they can do about it.

It is a good feeling but it has been at huge cost.

What I am trying to say - is if you feel that you really want what you are trying to achieve then persistence is the only way.

With the NPPF coming in April they really will be struggling to refuse you and furthermore they will be just overwhelmed with big developers and won't have time for little you. That is my theory anyway.
