'Dilapidated' Cottages

Hello,

My first post on this esteemed site :)

Which I now realise that I possibly put it on the wrong section in error...not a good start :lol:

I would appeciate opinion on 2 issues.

1. I realise that this is not strictly the F2F route but, I have been looking at land to start off on and some fields offered by Estate Agents, describe 'dilapidated building' or 'dilapidated cottage' included on the property.

i) Assuming the building is a cottage and this perhaps could be verified, could the cottage be fixed up in the same way that a barn can?
ii) Or does the dilapidation change the status of the cottage to being rubble. If walls are still partially standing, with a recognisable 'footprint', is it still a dwelling? I guess building regs will have to be checked out and professional opinion sought on the works to be carried out.
iii) If no longer classed as a dwelling, could it be revived into a barn without notice or planning permission?

2. I see mention in some of the posts on this site regarding the classified use of the land. Eg 'Grazing', 'Equestrian', 'Pasture' 'Leisure' etc.
i) Do I need to apply for PP to plant christmas trees on grazing land?
ii) Can I put concrete beds in for worm farming without notifying the planners?
ii) Do these 'classifications' restrict land-use legally, or is it planner interpretation?
