Whats the difference between green belt & agricultural land?

Hi,

I assume green belt land can be used for agricultural purposes but are there any restrictions and does it still count towards a total holding for permitted development rights?

Is there anywhere that lists land with it's designation?

Years ago I remember another category - "designated white" which meant suitable for development in the long term - i.e 10 to 15 years. Is this still current or was it just our local council's phrase. We are within commuting distance of Birmingham so there's always been a lot of pressure for development for overspill. This also means that any agricultural land is beyond our price as builders snap it up so we intend looking further afield - any suggestions for a friendly lpa or is that being silly!

Hi, the following is a definition of greenbelt land.

Greenbelt is a specifically defined area of land around and existing developed area (usually a town or city), with a specific purpose. It is always identified in a Council's Structure plan and its precise boundaries will be defined in their local plan.

And it normally has restricted development rights and in some cases Permitted Developement Rights have been withdrawn, however you can still use it for agiculture and it will count as part of the holding should a piece of land cross the boundary so if you have 1ha of agri land and 4 of greenbelt you still have the 5 required for PD.

As for friendly LPA's somewould say there is not such beast however we seem to be doing OK here in Cornwall.
