lnformal arrangements (5 hectare rule)

Hi all,

Me and my partner are currently exploring the idea of the build a barn route to living and establishing our rural business.

In the book, it mentions that 5 hectares are required. Our holding is 5.5 acres and we have an informal arrangement with a friend where we pay a nominal rent for an additional 10 acres of grazing.

Do we need to prove in any way that we have sufficient land to qualify in this respect, as, like l have mentioned, its an agreement between friends.

That's fine so long as you can prove you have use all year round and its within 5 miles of your other land
It would seem the best route when filling out the 28 day permitted development form ,to put in the total acreage and let them ask questions if needed
It can vary greatly form council to council , some may require a farm business tenancy on the other land
It's usually best to provide all info possible on what you need the barn for etc , if it's under PD then go for hay / straw / feed / machinery etc and not animals as even if you are over 400 m from the nearest protected structure it still complicates things re foul waste run off and ditches etc
Just make sure your business is up and running and you can prove the need

That is very helpful and informative thank you.

Having studied other posts l had established that a very detailed plan and layout of the proposed barn was the way to go for PD, so will certainly proceed with this approach.

keep all receipts in the name of the farm…this will help to prove the business is established, as shepie said, some will ask for a tenancy agreement , get that made out to the business name too,
